One of the best ways to sell your home is through a marketing tool known as an open house. This is when you allow anybody who is interested to see your home during a specified time period. For instance, most open houses are held on Sundays between the hours of 1 and 4. Of course, this is not set in stone and your agent will work with you to determine what is best.

If you are not working with a real estate agent, you will be responsible for every aspect of the open house. This means that you will not only have to set up your home appropriately, but you will also have to get the word out. As you can imagine, this can be quite difficult because there is a lot that goes into the success of an event like this. If you are going to sell by owner, you should definitely be prepared to deal with planning open house events on your own.

The nice thing about working with a real estate agent is that they know everything about open houses. This includes when you have them, how to set them up, how to market to buyers, and much more. It is safe to say that an experienced agent will have held hundreds of open houses during their time in the industry. This means that there is nothing that they have not seen before which works out to your advantage in the long run.

In many cases, an open house is where you will get the most offers. Somebody will walk through, fall in love, and in turn open up the negotiations. While this does not always happen, it is something that is common. If you are lucky, you will get an offer after your first open house and that will lead to a quick sale.

Overall, your real estate agent will be able to help you set up an open house. When it comes down to it, you will not be responsible for much more than making sure that your home is in tip top condition. Besides that, your agent will take care of the rest.
