Buying a piece of land is not so difficult, if you properly analyze your need, pocket and rules. Many people search the ways to buying a land on internet everyday. So here is a consolidated answer to your question.

To begin with, ask yourself a very simple and basic question. For what purpose do you need the land? How much are you ready to spend on that? If you are not considering the retirement, then an option for you is to invest in a land where you think, the development will take place in coming years. This way you can have long term investments.

On the flip side, if you need a land for housing purposes, say after you retire etc. then it will surely not be a good choice if you plan to buy a piece of land in posh area. That can be a nice investment proposal but not a nice decision for housing.

When you are buying land for living needs, you should not wait for the neighborhoods to change into a fully developed area. This will result in very expensive land around such places. The ideal thing to do is to analyze the location you require as per your needs and then collecting more information. The research thing will help you in finding some good pieces of land at comparatively low prices. When you are looking for land for the living purposes, you must make sure that you find a place where almost all the basic utilities are nearby (or in easy reach).

Land for investment is a very different thing, as you would look for a much discounted land. Waiting for a short span of time will result in development of that area and provision of the utilities and this will increase the value of such a land. With the increase in the number of amenities (like Golf courses, Lake front, Lake view etc), comes good value for your land.

But an important thing to be kept in mind is that you must make sure that you have a warranty deed or some similar documentation depending on the place where you are buying the land. This will ensure that the piece of land you are looking to own is truly yours.

Before signing in any deal, make sure you are able to know the status of electricity, water, sewage and solid waste disposal, the neighbors etc. It sounds silly but honestly most of the times; these basic things are missed out of the consideration. If you want then you can contact the planning and development departments of that area. They will be the ones to provide you with the ongoing planning, the availability of above stated amenities, maps etc and of course the weather of that place.

To sum up, know that the land you buy will mostly not have utilities to provide you. It may take you long to liquefy your land (if you are buying investment land) in case you do not analyze the area well but will yield good amount in the near future if you research well enough prior to the deal.
