Short sale is definately the way to go. Your best option is to work with a investor who will negotiate the debt and purchase the property.

You are giving some very good advice, but Land, although a four letter word. can have a lot of baggage…Most states requires a “Residential Property Disclosure” form to be filled out by the seller/s even if they are selling it themselves.

Four states in my research California, Arizona, Georga and Tennessee havd a “Land Disclosure” form currently.

I have introduced one here in North Carolina to our Commercial Forms Committee, which I am now on. We have reviewed the other state “Land Disclosure” forms and have identified 93+ potential Land issues…Our NC “Residential Disclosure” form has 28.
