There may be numerous reasons for the land sale but there is only one thing for which you will be doing this: money. Of course, it will consist of many things to be taken care of but there are some that are basic yet important and information about that is provided below.

Importantly, you will want that the buyer likes the land at first sight

However, it is most of the time not the case. The reason is simple: Leaves, logs, rusted fence, garbage, bad odor etc. So the best thing to start with is cleaning the land. This factor is always appreciated by the buyers. In addition to this, it will enhance the land giving a clear view of it and also add to its potential and value.

Next is the market research. It includes the study of the market where your land s located such tat you know the value for your land before you put it for sale. You can do this in 3 ways:

  • • Firstly, you can take a look around in your neighborhood if other property is also for sale or recently sold. This way you can talk to the sellers (in former case) and the buyers (in the latter case). Mostly they share the information about the cost.
  • • Secondly, you can take help from the public information office of that region.
  • Thirdly, you can have 3-4 agents evaluate your property. But it does involve a factor that they may want you to list your land with them. Also they may quote different prices due to competition. So you can always tell them that you are not interested in selling the land right now.

Otherwise you can take a simple option if you are ready to spend some money for this task and that is seeking service of some professional. He will give you the accurate figures and in addition, will also tell you the qualities and potential of your land that will help in convincing the buyer. Also you can ask for marking the boundaries of the land fro proper understanding of the land’s length and breadth.

You should opt for advertisement as well. You can advertise in newspapers, or print leaflets/pamphlets or even television and/or radio broadcast or best still is internet. Make sure that whichever medium you use, you must furnish the detailed information about your land which includes the location, dimensions and of course your contact and any other information that you may want to include. Avoid quoting the price in advertisement.

Get the contract drafted before hand to save on time and do take advice from a solicitor so that he can guide you on how to format the contract. It is less common that you may have knowledge about what is to be included in it. At last is the negotiation. Make sure you now the last price to sell your land as no deal is complete without bargain. Take care of these basic things and you will surely get maximum out of your land.
