Selling Land without Brokers

You may be planning to sell your land for any reason, say you need some cash or its time now that you want to sell off your investment land. So why not sell that land without any agent so that money can be saved both by you and the buyer as well. But prior to listing your land for “sale by owner”, you need to take care of a number of things, so that selling your asset becomes a hassle free job for you. In addition to this, taking care of the things listed below will help you in making good profit too.
First and foremost, reshape your land a little, by doing some cleaning job. It can be removing the leaves, logs, rusted items (fencing), garbage etc from the land. This will give a very nice impression at first place.
Next is the analysis of the market where your land is. This implies that you must get information about the other properties in your area/neighborhood. This will help in knowing the value of your property. You can ask the owners of such property about their property’s value. Most of the times, they willingly give you the information. If no, then you can take this information at some public information office. Or instead you can get this task done by some estate agents. Ask at least 2-3 agents before finalizing the price. Remember that when asking agents, they will surely ask you to enlist your land, but you can tell them that you are not interested as yet.
If you are not convinced with the value, then you can take services of a professional appraiser. His figures will be much accurate than agents as former is not competing for getting your land listed. You can even ask to find out the qualities of your land that will add into the value while selling.
While the process of selling and finding the right buyer continues, you must get a draft of the contract. It is simply because you may not have the knowledge of the procedure to do that, so for that you will need professional help, most probably a solicitor who will be able to give you proper detailing about what is to be contained in the contract.
If you are advertising the land in any way, try to provide every important feature and information. This includes location, rate, dimensions and any additional information that you would want to include while of course your contact information should be there. The advertisement can be a signboard outside your land, telling about this to your relatives, using mediums like newspapers, television, radio broadcasts, pamphlets or Internet. Avoid giving price details while you are putting up an advertisement. It is because if you do so, them the buyer will make up the mind
Last but not the least is negotiation. Rarely does it happen that one will be able to get the exact amount for the property that is quoted. Do make up your mind for a last figure in case of negotiations beyond which you will not sell your land. As everyone would look forward to lower the price, at that time you must be ready with your settling terms.

You are giving some very good advice, but Land, although a four letter word. can have a lot of baggage…Most states requires a “Residential Property Disclosure” form to be filled out by the seller/s even if they are selling it themselves.
Four states in my research California, Arizona, Georga and Tennessee havd a “Land Disclosure” form currently.
I have introduced one here in North Carolina to our Commercial Forms Committee, which I am now on. We have reviewed the other state “Land Disclosure” forms and have identified 93+ potential Land issues…Our NC “Residential Disclosure” form has 28.
